Questions to Ask Before You Submit an Offer on a House

When it comes to buying a home, it’s important to confirm that the home you want is in good repair and whether any renovations have been done. But there are other questions that are just as important to ask which are often forgotten.

Check out the following questions worth remembering and find out why they can help you make the best choice in choosing a new home.

What are the monthly and annual expenses for the home? Knowing the average monthly costs in utilities and insurance along with the annual tax bill will give you further insight toward the financial needs of owning the home. You want to be sure you can readily afford the regular costs that come with a home. A look back into the last few years of expenses will give you a snapshot view of what to expect.

How old are the appliances and fixtures? If appliances are new enough, there may be warranties still in effect. If so, you should find out if they’ll extend to you as the new owner. Older appliances, light fixtures and faucets all should be checked carefully to see if they need to be replaced. You may want to consider a home warranty policy to help cover the cost of needed replacements within the first year of owning your home.

Have there been any water or sewer-related damages? While a home inspection will help confirm the status of a house, asking the important questions of past damages and what was done to fix them will let you know if there’s a higher likelihood of future problems, especially in the area of broken pipes or plumbing issues which make up a large portion of annual home insurance claims.

Is there a history of pest or mold issues? If a home has had pest or mold infestations, you need to know what was done to clean these up. How old is the roof? As the most expensive thing to replace in a home, apart from a full renovation, knowing the age of the roof will help you plan for when it needs to be replaced. If it’s under 10 years old, a resurfacing may be enough. As roofs get toward 15- 20 years old it’s time for a replacement, depending on the materials used. This is an investment worth planning for, knowing how much time you have will be a huge help.

Are there specific neighborhood restrictions to know of? In urban areas like WDC, parking is a premium, knowing where you can park is crucial. The same goes for other neighborhood aspects such as Home Owners Association rules and fees, pet regulations for town homes and condos, and any noise ordinances in place.
